Neighborhood Development in Hanau
A mammoth urban development project is currently underway in Hanau: The new Pioneer Park district is being developed on the 60-hectare site of a former US barracks. One sub-project is the "Triangle Housing" site, where BIG Immobilien GmbH is renovating old military barracks, increasing the density with new buildings, and converting them into affordable housing for owner-occupation. Based on its positive experience, the company is relying on TECE's reliable sanitary technology and customer-focused service.
A total of 1,600 residential units are planned for Pioneer Park, which will provide housing for up to 5,000 people in the future. The focus is on progress, sustainability, and diversity. Therefore, the district has been divided into several areas and developed by different developers. Plans include detached houses and terraced houses, multi-story residential buildings with rental and condominiums, innovative bungalows, and multi-generational housing units. BIG Immobilien GmbH is responsible for a site where American soldiers once lived. Following the renovation of the existing buildings, 372 residential units are being built here. In addition, the site, known as "Triangle Housing," is being densified with a total of 144 newly built residential units; the first apartments are already completed. The goal was to create housing out of social responsibility that is below the market price for new, first-time occupancy homes in the region – and is intended exclusively for owner-occupancy.
TECEprofil drywall modules were used for the washbasin and toilet in both the existing renovations and the new construction. The modules are characterized by their easy-to-install design and are contributing to ensuring that an urban development project the size of Pioneer Park can be realized on schedule. "In projects of a similar size, we have had very good experiences with TECE, which we have come to know as an innovative and reliable company. Combined with the excellent planning support provided by the TECE representative Kremers in Wedel, there was no question about which manufacturer to choose for the bathroom construction in Pioneer Park," says Isabell Bernstein, project manager at BIG Immobilien.
One advantage of the TECEprofil toilet module with universal cistern is that all components are pre-assembled for drywall construction at the factory, allowing it to be installed directly. The cistern is sealed, so it doesn't need to be opened during the shell construction phase and only needs to be connected on the water side, reliably protecting it from construction site dirt. The shell protection for the later flush plate installation is located in a new installation tunnel with a zip fastener, which can be directly tiled. The "easy fit" system enables quick, tool-free installation of the flush plates during the final construction phase.
Since residential construction often achieves service lives of well over 30 years, the flushing technology is designed to be robust. The proven universal cistern is extremely resistant to wear and deposits and maintains a precisely constant flush volume – an important aspect in the construction of Pioneer Park, where sustainability plays a central role. The toilet flushes in the "Triangle Housing" are activated by the TECEnow designer flush plate. With its high level of everyday practicality, dual flush activation, timeless, clean design, and extremely low profile, just 6 mm from the wall, it impresses both functionally and aesthetically. Generally, all TECE flush plates are compatible with the universal cistern and can be interchanged. So, if a resident wants to redesign their bathroom or opt for a different model, the plates can be replaced regardless of year or series.
In addition to "Triangle Housing," BIG Immobilien GmbH was also responsible for the "Pioneer Makers" office and commercial complex, which is also located in a renovated barracks building in the heart of the new district. It is a coworking space aimed at innovative small and large companies, the self-employed, and start-ups, and also offers space for events, training sessions, and lectures. In addition to the solutions mentioned, TECE also offers stainless steel TECEfilo urinal electronics, designed for semi-public restrooms that value minimalist design and user-friendly functionality. TECEfilo features special functions such as an adjustable pre-flush, hygiene interval flush, and a pause function, which reduce water consumption and improve hygiene without sacrificing comfort. The adjustable hygiene flush ensures automatic water replacement in the connecting line after an extended period of inactivity or non-use of the urinal. The pause function automatically reduces the flush volume during short usage intervals of less than two minutes, which has a positive effect on water consumption.
